Building a 30k i5 rig for my Uncle

So I have agreed to build a rig for my uncle - And I am not going to answer that whole list

Here are the important things-
Needs to be an i5 - he wont settle for anything more or less.
It will be used for very light office work (excel,ms office,etc) and light gaming (ex - fifa 13 at ~ 1600*900) and also browsing the internet.
Parts to be re used - Optical disc
Parts not included in budget - OS,Speakers,Mouse,Keyboard.
Budget (30 +/- 1)k

Here's what I've planned currently -

Desktop - Dell IN s2030 - 6k - Could go for a 19 " if it would save ~ 1k
Cpu - i5 2310 - 10k
RAM - 4 GB Corsair VA - 1k
Mobo - GA-H61M-DS2 - 3k
HDD - WD 320 C Blue - 2.5k
PSU - cx 430 v2 - 2.5k
Cabinet - local brand - 1.5k
GPU - sapphire 6670 DDR5 - 5.3k

add rs 350-400 more and get 500gb wd blue hd

You may see DDR3 version of GFX instead of DDR5
A local Cabby will cost upto 1k & not 1.5k all,
prices may go down 300-400 lesser locally..

well see prices sometimes depend on your Bargaining skills...
Why not FX 6300 setup??
tell your uncle that its 6 core very powerful Blah! Blah!

Motherboard: GIGABYTE GA-B75-D3H @4k
RAM: Corsair Value select 4GB @1.5k
HDD:Seagate 500GB @2.7
PSU:Corsair CX430V2 @2.5k
Monitor: Dell IN2030M @6k
GPU:SAPPHIRE HD6670 DDR5 1GB @5k
Cabinet: Local cabinet @.7k
Total: 33.4K

If your Uncle wants a i5 processor ask him to increase his budget by 3-4k or go for Intel core i3-3220 processor (@7k) which will fit in his budget
