Looking for software which can zoom and show a particular part of my screen. something like having a rectangle box which just zooms all things seen under that rectangle mostly for demo/presentation purposes.

Simply use Windows Magnifier.

Magical Glass is better than windows default Magnifier app - I've been using Magical Glass since 2008.

No I don't want to do that manually each and every time I need to show an application subarea during presentation/demo.
