Mention a priority between productivity & gaming, depending on that, budget allocation for CPU & GPU will change.

Monitor - at least 1440p 144Hz IPS, like Acer XV272U or LG 27GN800, depends on price, deals & expectations

Gaming Rig:

CPU - Intel i5 12400 - 17k
Cooler - Deepcool GAMMAXX 400 Pro - 2.5k
Mobo - MSI B660M A Pro WiFi - 15k
RAM - 2x16GB DDR4 3600MHz C18 - 11k
GPU - Asus/MSI/Zotac/Gigabyte RTX 3060Ti - 50k
M.2 SSD - Samsung 980 1TB - 8.5k
HDD - None
PSU - NZXT C750 80+ Gold - 9k
Cabinet - Lian Li 215 - 7k

Total - 120k

For productivity as 1st priority:
CPU - i7 12700 - 29k
Cooler - Deepcool AK620 - 5.4k
GPU - Zotac RTX 3060 - 36k

Total with other components being same - 120.9k

Suggested 3060 for its 12GB VRAM, some productivity tasks really could use a lot of VRAM. So do some research & make a decision on what is your priority. 3060Ti is a big jump up in performance for gaming making it an excellent 1440p GPU. 3060 will also run many games at 1440p, but not as well as a 3060Ti. Conversely, i7 12700 is a big step up from i5 12400 for productivity tasks, for gaming, not so much (if GPU remains same).

Ideally, i7 12700 + 3060Ti would be a very balanced rig for productivity, but will bump up your budget by about 15k. If that's possible for you, then end of debate, almost. Just see if your tasks really need 12GB VRAM vs 8GB VRAM.

Check primeabgb, mdcomputers, theitdepot, vedant computers, clarion (online stores) for PC parts at a good price.

I have that mobo, can't handle i7 12700 at full power. I use it with i5 12400.
